Window Sash Repairs

Window sashes need to be inspected regularly for signs of mold, mildew and damage. You can reduce future repair costs by catching problems in the early stages, before they become too much.

The sash is the interior framing that can be moved vertically either up or down in windows that open. This article will demonstrate how to carry out a few simple sash repair.

Weather Stripping

Wooden window sashes are a great way to add a classic look to your home. They are also durable and can last many years if they are properly maintained. However, they can be damaged or degrade in time due to exposure to the elements and wear and wear and tear. To make these repairs to the sash, it's important to have all the necessary tools lined up before you begin. Mark the hinge channel location on the frame (Photo 1) with a pencil. This will make it easier to place the channel in the proper location after you've completed. Take the sash off and then remove all hardware including the parting beads cords, chains, and cords that hold the sash in place. A hot gun with nozzle shield and a medium setting will soften any hardened putty. Remove the old sash, and keep it in a labeled bag.

Sash Weights

Take a measurement of the length of sash chain/sash cord required to reach the sash slot at the bottom of the pulley located at the top of the jamb. Cut the cord/chain and secure it in Step 6 above. You can use either a hammer, nails or screws. However nails are less likely to cause damage.

It is best to keep the original weights if you've purchased a kit that will replace the counterbalance that was previously installed. It's not too expensive to purchase them from architectural salvage stores and they'll be easy to install once you have the sash open. Depending on the dimensions and shape of your window you may require one or two sashweights in order to keep it open.
